Terms of Service

These terms are between you and Seeking Awesome, LLC, a Texas limited liability company doing business as My Key Guide. By creating an account, opening a guide, or accepting a referral through the service, you agree to them.

My Key Guide gives a real estate agent a checklist to share with their buyer, covering the steps between contract and closing, and lets a buyer ask to be introduced to vendors such as lenders, inspectors, title companies, and insurance agents.

It is an organisational tool. It is not legal, financial, tax, insurance, or real estate advice, and it does not replace the judgement of your agent or any licensed professional. Dates, deadlines, and checklist items are conveniences, not a guarantee that a transaction is on track. Always confirm anything that matters against your contract and your agent.

You must be 18 or older. Agents and brokers must hold whatever licences their work requires and are responsible for complying with the rules that govern them, including their brokerage’s policies and their state’s advertising and referral regulations.

• You may only add a client whose information you are entitled to hold and who is expecting to hear from you. You are responsible for having their permission before entering their details.
• You are responsible for the accuracy of what you enter — dates, property details, and deadlines are shown to your buyer as though you had told them directly.
• The guide carries your name, photo, and brokerage branding. That is the point, and it also means your buyer will hold you responsible for what it says.
• Keep your sign-in credentials to yourself, and tell us if you think your account has been used by someone else.

Your guide opens through a private link. Treat it like a password — anyone who has it can see your guide. If you think a link has gone astray, ask your agent to send a new one, which cancels the old one.

Introductions are not endorsements. Vendors shown to a buyer are either chosen by their agent or drawn from our referral program. We do not vet, licence, supervise, insure, or guarantee any vendor, and we are not a party to whatever you go on to agree with them. You are free to use anyone you like, and you are under no obligation to use anyone shown here.

Introductions are not exclusive. When a buyer requests an introduction, more than one vendor in that category may receive the request, and they may contact the buyer directly.

Some vendors are affiliated businesses, meaning there is a business relationship between them and a party to your transaction. Where that is the case it is disclosed to you on the referral itself. You are never required to use an affiliated business.

After a purchase closes, a buyer may be invited to rate the vendors who helped them and leave a short written note. By submitting one, you agree that: the rating and any note may be shown publicly to other buyers on the platform, attributed to no one; the rating is counted into how that vendor is ordered in our referral program; and we may remove a note — though not the rating itself — that is false, abusive, or otherwise inappropriate, or at the request of the buyer who wrote it.

Contact information a buyer shares with you through an introduction is for responding to that request. Use it accordingly, and honour any request to stop contacting someone. We may remove a vendor from the service at any time.

If you create an account, keep your sign-in credentials to yourself, and tell us if you think your account has been used by someone else.

If you opt in to text messages, you agree to receive them at the number you provide. There is one opt-in, given when you open your guide; it covers closing reminders during your purchase and, after closing, a request to rate the pros who helped, seasonal reminders, and help finding professionals, some of which is promotional. Message frequency varies. Message and data rates may apply. Reply STOP to end texts and HELP for help; you can also write to admin@seekingawesome.com. Opting in is not a condition of buying a home or of using the service. Carriers are not liable for delayed or undelivered messages. After closing we may also email you occasionally about the same things; every such email includes an unsubscribe link.

The service is provided as it is, without warranties of any kind. We do not promise it will be uninterrupted, error-free, or that every message will arrive. We may change or discontinue features. Where the law allows, Seeking Awesome, LLC is not liable for indirect or consequential losses, and our total liability is limited to the amount you paid us in the twelve months before the claim — which, for a service currently free to agents and brokers, may be nothing.

You may stop using the service at any time and ask us to close your account. We may suspend or close an account that misuses the service, puts other people’s information at risk, or breaks these terms.

These terms are governed by the laws of the State of Texas, without regard to its conflict of laws rules. Disputes belong to the state and federal courts sitting in Harris County, Texas.
